On a weekday afternoon around Marietta Square, the courthouse lawn and shop fronts look steady even when the sales tape does not. If you own a home in Cobb County or are weighing a move here, start with what actually closed. This November 2026 update uses October 2026 Georgia MLS closed-sale figures for the county, with September 2026 Redfin and Realtor.com numbers for pace and listing context.
About the dates: The county snapshot below is from October 2026 (Georgia MLS Market Snapshot, Cobb County), the latest month of closed sales available when we checked. Redfin's Cobb County housing-market page still frames its latest public month as September 2026. Realtor.com listing inventory via FRED is also September 2026 (October release was due November 5, 2026).

Months of supply is active listings divided by October units sold (2,663 ÷ 541), calculated by Clareo Group from the Georgia MLS figures and labeled about 4.9.

Price: The Georgia MLS median sale price in Cobb County was $425,000 in October 2026, up 1.4% from $419,000 in October 2025 and up 1.2% from $420,000 in September 2026.
Volume: 541 homes sold in October 2026, down 14.8% from 635 a year earlier and down 12.7% from 620 in September. Sales volume was $273,794,798, down 14.3% from $319,625,617 in October 2025 and down 15.4% from September 2026.
Contracts and new supply: 421 homes went under contract in October, down 28.0% from 585 in October 2025 and down 8.1% from September. New listings were 1,042, down 11.8% from 1,182 a year earlier and down 2.5% from September.
Inventory: Active listings stood at 2,663, up 7.6% from 2,475 in October 2025 and up 2.5% from 2,599 in September. Using October's sold count, that works out to about 4.9 months of supply.
In plain English: Fewer Cobb County homes closed and went under contract in October than a year earlier, while the median closed price edged up and more homes sat on the market. One month does not set a trend, but the October tape shows a cooler sales pace with a slightly higher middle price and a little more choice for buyers.
Redfin's Cobb County page had not yet published an October closed-month view as of November 5, 2026. Treat these as September 2026 figures, not October closings:

Cobb County sits northwest of Atlanta, with Marietta as the county seat and a mix of seven cities plus large unincorporated areas. East Cobb's wooded swim/tennis streets, West Cobb's larger lots toward Lost Mountain, and Kennesaw's trails around Kennesaw Mountain National Battlefield Park give the county several distinct pockets rather than one uniform market. The Silver Comet Trail, I-75 and I-285 shape daily trips, and Marietta Square remains the historic downtown anchor many residents still use as a landmark.

A median is the middle sale, so it moves with the mix of homes that closed, not just with values. October's 541 Georgia MLS sales is a large sample for one county month, but a few unusually large or small closings can still nudge the median and the year-over-year change. Georgia MLS, Redfin and Realtor.com cover related but not identical universes, so their counts will not line up exactly. Your own home's value depends on its condition, updates, lot and street, which a county-wide number can't show.
