1. You must qualify for a mortgage with a Cobb County DPA Program Lender.
2. Income and loan amount limits must be satisfied.
3. Minimum credit score requirements and maximum debt-to-income (DTI) ratios need to be adhered to.
4. The home should be your principal residence and cannot be an investment property.
5. You must occupy the home within 60 days of closing.

Property-wise, both new and existing residential properties can qualify for assistance. This includes one to four-unit homes, detached or attached houses, condos, and townhomes. Do note that manufactured, mobile, recreational, seasonal, or other types of non-permanent homes do not qualify under this program. And remember, the property must be located in Cobb County.
